A modern office centre with 49,000 m2 of lettable space on nine floors, complemented by 7,500 m2 of retail space. The Florentinum office complex won the New Administrative Centres category in the Best of realty 2013 competition and was among the 15 finalists for the title of Building of the Year 2014. Florentinum was awarded the highest possible level of international green building certification LEED Platinum. The contract was managed by the Construction Management System.

Construction of the four-star Clarion Congress Prague hotel was completed at the beginning of 2008. After its opening, it became one of the largest and most modern congress hotels in the Czech Republic with a modern congress centre for up to 2500 delegates. The hotel has many attractions for its guests and is also directly connected to the Fénix shopping centre.
This shopping centre consists of more than eighty retail and service units and covers an area of 10,000 m2. The underground parking garage offers 600 parking spaces for visitors, and the centre is directly connected to the metro line.
Our company managed the construction of both parts of this project in the Project Management system, which included the performance of technical supervision activities of the investor.
The Albert chain comprises more than 300 stores (hypermarkets and supermarkets) in all regions of our country, serving 4 million customers every week.
For more than 10 years of cooperation, our company has prepared project documentation for the remodelling, reconstruction or new construction of more than 100 stores in the Albert chain.
More than a thousand flats close to nature near the Hády quarry will fill the brownfield after the former factory. It is currently one of the largest residential development projects in Brno.
K4 has been involved in this project since 2019. This was followed by further stages of project documentation for this stage - Documentation for building permits and Documentation for construction execution, which we completed in 2023. This stage includes the construction of 167 apartments in eight apartment buildings and approximately 200 underground parking spaces. Construction of this stage commenced in September 2023. We also prepared the Planning Permit Documentation for the other stages of construction of this large-scale project (Stages 2 and 3) in 2021 and 2022.
The LITAVA Residence is a residential complex located in the peaceful southeastern part of Slavkov, near the Slavkov pond and the Litava River. The complex is designed as a collection of multi-functional residential buildings, including a kindergarten and commercial spaces on the ground floor for public amenities. It also features a standalone apartment building and three family houses. The entire complex offers a variety of apartments in different sizes and layouts, ranging from studios to four-room apartments. The complex also includes a relaxing courtyard with lush greenery, pleasant seating areas under the trees, and a children's playground.
The building consists of seven above-ground floors and one underground floor. The main entrance to the hotel is located on the ground floor at the northwest corner of the inner courtyard, leading to a spacious lobby with a reception, operational facilities, main vertical access, and guest restrooms. The remaining ground floor areas are occupied by retail spaces, with entrances from Hybernská Street and rear access from the courtyard. The retail spaces extend up to the ceiling level of the second floor.
The basement serves as parking and storage for the hotel, as well as technical facilities and storage for the entire building’s operations. Hotel rooms start partially on the second floor and continue up to the sixth floor. The second floor has 26 rooms, while the third, fourth, fifth, and sixth floors each house 89 rooms. Out of the total 382 rooms, 20 are designed to be wheelchair-accessible. Vertical access is provided by four passenger elevators.
The seventh floor offers hotel guests a terrace with an adjoining breakfast area, a lounge bar with supporting facilities, and a dining area. The remaining eastern section of the roof serves as a technical terrace.
The building has received BREEAM Excellent certification. The project was managed using a Construction Management system.

Ponava City je rezidenční projekt v Brně, zahrnující výstavbu 668 bytů o velikostech 1+kk až 4+kk, na rozsáhlém území 32,8 ha v blízkosti NC Královo pole.
Na tomto území, v bývalém průmyslovém areálu Alstom mezi Sportovní a Reissigovou ulicí, mělo původně vzniknout obchodní centrum s multikinem. Nový investor se však rozhodl pro bydlení, jehož je v současné době v Brně nedostatek. Již dříve bylo dokončeno dopravní připojení včetně kruhového objezdu, na který bude tato rezidenční oblast napojena.
Jedná se o dosud největší projekt naší kanceláře řešený kompletně v systému BIM. Dokumentace je v podrobnosti LOD 300 (Level of Development).
Výhodou 3D modelu je snadné vytvoření vizualizací, které mohou investorovi lépe ukázat návaznosti celého systému a představit si tak architektův návrh. Díky 3D technologii je při projektování dále možné objevit problémová místa nebo takovýmto místům předejít. U náročnějších projektů jako je výstavba několika bytových domů zároveň je velmi nápomocné, když může současně pracovat v projektu více lidí v projekčním týmu současně, včetně zpracovatelů profesních částí. To snižuje časovou náročnost projektu a každou změnu a její vliv vidíte okamžitě. Pro projektování v BIMu používáme již od úvodní fáze software AutoDesk Revit.

The New Waltrovka project follows the successful completion of the first and second phases of the Waltrovka development. Respecting its historical roots, it breathes new life into what was, until recently, a neglected area. The New Waltrovka office buildings offer 24,000 m² of new, modern office space and 3,860 m² of retail space for lease.
The buildings, named METALICA and LEGATICA, provide tenants with a high standard of facilities and much more – including rooftop community gardens, spacious terraces with panoramic views, and cyclist-friendly amenities like bike storage and showers. Both buildings hold international LEED and WELL certifications at the Gold level. A key focus in their design was energy efficiency, with special glass types that prevent overheating in the summer. Combined with high-quality insulation, this results in significant energy savings. As part of this energy-saving project, solar panels, heat pumps, and greywater systems for irrigation and toilets have been installed. The project was managed through a Construction Management system.
The Zleep Hotel, designed by the Czech architectural firm Atelier M1, is part of the revitalization of the New Waltrovka brownfield site and offers 166 rooms. The building is based on a semi-submerged two-story podium, with only part of the first underground level visible above ground on the northern side. The podium roof forms a terrace leading to the building’s entrance, featuring a green roof in front of the rooms. On the western side, the first basement level is set back from the above-ground portion, though this difference is not visible due to the unified materials used on the terrace’s walking surface and the ground level.
The basement houses the hotel’s technical facilities and parking area, with an entrance located at the southeast corner of the hotel, directly accessible from Radlická Street. The main entrance to the hotel is on the northern side, opening into the main lobby with reception; this floor also includes a breakfast area with essential facilities and several guest rooms. The hotel primarily offers double rooms, with each floor also featuring rooms designed for guests with disabilities. All rooms provide high-quality furnishings and private bathrooms, with the utmost emphasis placed on ensuring a healthy, restful sleep with top-quality mattresses.
