The former industrial area of the Zbrojovka company in Brno-Židenice is currently being transformed into a new part of the city, where flats, offices, and commercial and recreational spaces will be built in 6 stages of construction. It will be one of the most modern districts of Brno, built with respect for its significant history.
Our company has been cooperating with the investor since the beginning of the redevelopment of this area. We have already participated in the change of the zoning plan in this location, in several competitive studies of the development of the site and the Svitava river embankment, in the new Masterplan, in the documentation and negotiation of demolition works of most of the existing buildings and the management of the reconstruction of the Nářaďovna building (now ZET.office). We are currently working on the project documentation for the first 4 blocks of the residential part of the complex (blocks A, B, C and G).
This flagship project comprises two unique buildings designed by world-renowned architects from the Zaha Hadid studio. It offers 22,200 m² of prestigious AAA-class office space and 4,700 m² of premium retail space. Additionally, there are two underground levels covering a total of 11,000 m², featuring 155 parking spaces, storage areas, and technical facilities. This is one of the most modern office buildings in the Czech Republic.
Building A, with its unique Zaha Hadid-designed reception area, has nine above-ground and two underground floors. The highest floors include rooftop terraces for relaxation, and the 10th floor features a rooftop café with a terrace. Building B offers seven above-ground floors, with a community terrace on the top floor, and two underground levels providing 200 m² for bicycle storage with changing facilities, as well as storage rooms and technical facilities.
A spacious public piazzetta is situated between the buildings. The structures are connected on the southern side by an external walkway above the second floor, which, when connected to the raised roofing of Masaryk Station, will provide excellent accessibility to retail spaces from the train platforms. Both buildings hold LEED Platinum certification. The project was managed using a Construction Management system.

It also excelled at the CIJ AWARDS 2023, winning Best Leading Green Development and Best Prague Office Development. At the EAST Awards 2023, it was awarded for Commercial Office Project and won the Overall Winner title.

It is the bank with the biggest tradition in the Czech market. They provide their services to all generations and therefore it is necessary to approach the whole concept and design of the branches, of which there are over 400 in the Czech Republic.
K4 a.s. has been cooperating with Česká spořitelna since 2013. Our services range from initial studies, through all stages of project documentation, to author supervision and engineering.
We are significantly involved in the creation of the entire design of the branches, including close cooperation with implementation and supply companies.
We aim to create an attractive space for the clients and at the same time a pleasant working environment for the employees.
Each year we design approximately 15 branches, 3 of which are of the largest format called Flagship.
The administrative complex BBP OFFICES consists of 5 buildings (A, B, C, D, and E) which provide variable office space. The complex is located in Brno on Londýnské náměstí, between Heršpická, Vídeňská and Jihlavská streets. It is easily accessible from the city centre as well as from directions to Vienna, Prague, or Ostrava.
Our company has gradually prepared the project documentation for the construction of the last and the highest building E for EIA, for the zoning decision, for the building permit, for the selection of the contractor and for the construction execution. We also provided engineering and author's supervision.
The complex includes three six-story apartment buildings that share a common underground garage space. The entire underground level is built on the existing terrain and subsequently buried on the northern and eastern sides as part of landscape modifications. Three apartment towers rise from the roof above the shared garage space, while the remaining roof area is designed as a green space, incorporating play elements for both adults and children. The façades of the apartment buildings are clad in brick strips with wooden windows, harmonizing with the traditional architecture of the Dejvice area.
The entire residential complex comprises 79 apartments, nearly all of which have a private loggia or terrace with a small front garden. A community garden is also part of the complex.
The construction was divided into two main phases: the first phase involved demolition, foundation work, and infrastructure with roads, while the second phase, led by a general contractor, focused on the construction of the apartment buildings themselves. The project was managed through a Construction Management system.
The University Hospital in Pilsen has a new pavilion where complex care for psychiatric patients will be concentrated. This new modern part of the psychiatric clinic was opened on 22 February 2020 on the premises of the University Hospital in Lochotín.
K4 a.s., in cooperation with the design company LT Projekt, participated in the project preparation and implementation of the abovementioned construction in the years 2016-2022. K4 a.s. developed an architectural study of the design of the construction, completed project documentation of the construction, and participated in the author's supervision during the entire implementation of the construction.
The new building of the psychiatric clinic pavilion is situated in the southwestern part of the perimeter of the closed area of the University Hospital Pilsen-Lochotín, south of the existing hospital buildings, in an open area with the surrounding parkland.
It is a freestanding pavilion embedded in the existing green area with 3 above-ground and one underground floor. The pavilion is connected by a closed corridor to the existing hospital buildings.
The total mass of the building, measuring 80x40m, is divided into two atriums, one enclosed and the other freely connected to the surrounding greenery.
The 1st floor of the building houses a day hospital with associated workshops for therapy and technical and operational facilities.
The 1st floor houses the outpatient department and an acute patient psychiatry unit
The 2nd floor houses the children's inpatient unit and the aftercare inpatient unit.
The 3rd floor houses the detox inpatient unit, the addictions inpatient unit, and a lecture room with facilities.
The total capacity is 90 beds.
At the beginning of 2022, the construction of the Psychiatric Clinic on the premises of the University Hospital Brno-Bohunice was put into operation. The construction had four stages and consisted of the reconstruction of the existing clinic building, the addition of new parts and landscaping around the clinic.
We performed design work and author's supervision in association with the company LT Projekt in the years 2016–2021. During the construction, K4 also performed technical supervision of the investor.
On the site of the former printing house of Václav Neubert in Prague's Smíchov district, a residential complex designed by the BOGLE ARCHITECTS architectural studio has been built, which, in addition to housing, also offers its residents a reception, wellness, café, shared laundry, underground parking and a hub for work and meetings;
Waltrovka is a project by Penta, which aimed to revitalize a large area in Prague's Jinonice district on the site of the former Walter Motors factory. In addition to the already completed Aviatica, Mechanica and Dynamica office buildings, a residential part of Waltrovka was also built. In total, more than 650 flats in five to seven-storey buildings and 50 family terraced houses were built there. The entire complex also includes a large park of approximately 2 hectares. The main ambition of the investor was to create a new modern district, offering all the amenities and services to its residents, right in the surroundings of metro line B.

The first phase of Residences of Walter ranked third among larger-scale projects in the Best of Realty 2017 competition, the most strongly represented residential category.
In the first phase of Residence Waltrovka also received the Media Partners Readers' Choice Award in the larger residential project category.
